It’s important to know the terminology when talking to people in the business so you’re all on the same page).

**** Tricks of the Trade is a new series I have started that will be included with“Terminology Tuesday” posts. The goal of this series is to share with you the “tricks of the trade” I have learned in the mobile home business.

One important member of my team has been my appliance repair guy. These folks specialize in fixing appliances which can save both money and time. In many cases, I’ve encountered minor issues that usually get fixed by replacing a simple part and/or component – it’s as easy as that. Though, when it comes to repair and maintenance – I leave that to the experts.

For the homes I offer, I make sure both the stove and refrigerator are in functioning order for the residents I work with once they move in. If not, then I do take the necessary steps to get them repaired – it’s just good business.

(Note: Some investors do not warrant any of the appliances with the homes they offer. It’s definitely a personal choice. Though, I feel that taking care of certain basic appliances (such as the stove and the refrigerator) is important. As for other appliances such as the dishwasher and washer/dryer, I do provide them (as they have usually come with the homes I’ve purchased) but leave it up to the residents for repair and/or maintenance issues).

Repairing the stove has been an issue that has come up from time to time. Usually, this is due to its extensive use as in any type of appliance. For the most part, I’ve found that many household appliances do last for quite some time – it’s just the usual wear and tear (like an automobile) that causes it to need repair and maintenance.

Here are two examples where I’ve encountered stove repair and/or maintenance:

Case Study #1

Here is a stove where we had to do some repair work. One of the burners was not working properly. Since it was a gas stove, the gas would come on for the burner needing repair but would not ignite. The residents told me they could light the burner with a match or lighter over the burner with the gas on and it would work. Though, I thought it best to get this item repaired as it did appear to be a major liability to the home.

When my appliance repair guy came to take a look, he told me what needed to be replaced – the igniter. Apparently, the one to that burner had some major wear and tear. So, he had to do some digging around with his suppliers to get that specific part for that specific stove and model.

He went ahead and ordered the part – told me it would be a few days to get it in. Within days, the part arrived and he was able to replace the igniter and had the burner in working condition. The residents were happy they had a fully working stove and I left my appliance repair guy’s contact info with them should they need more repair work done in the future.

(Note: Regarding appliance repair, I only warrant them to be in working order when the residents move in. I give them a certain time frame to test everything out and let me know (in writing, of course) if there is anything not working. After that, they are responsible for any repair and/or maintenance).

Case Study #2

For this one, there was nothing wrong with the stove itself – it just needed to work with the type of energy the park provided which was propane. However, the stove only worked with natural gas and needed to be converted to work with propane. Again, I called my appliance repair guy and he told me it was a simple fix and just a matter of getting a conversion kit which required changing out parts.

(Note: On this particular home, I had moved it from a park that provided natural gas to its residents – the stove was working before the purchase. It was only after the home had been moved (to a park that provides propane for its residents) where I found out it needed to convert over. As a side note, my appliance repair guy told me most gas stoves are only set up to work with natural gas. So, I may encounter this issue again when working with parks that provide propane to their residents).

Over the phone with me, my appliance repair guy went ahead and ordered the conversion kit for the stove to change it over to work with propane from natural gas. All he needed was the make and model number to order the kit.

(Note: Be sure to always record the make and model numbers of all the appliances on the homes you offer. This will save you both time and money should repair issues come up in the future. On stoves, usually the make and model number is near the bottom where the drain pan is or behind the unit itself).

In a few days, we had the conversion kit and my appliance repair guy was able to change it out and make the stove work. Before leaving, he made sure all the burners worked as well as the oven.

Again, I left the residents with his contact information should they need appliance repair service again in the future – it was a win/win situation for everyone.

This deal came at a total surprise for me. Honestly, I didn’t think it would work out. But, it did. Let me explain why.

Before meeting with me, the sellers had actually been working with another investor. They had already come to an agreement with the investor to buy the home as long as it fit on his land (as he was planning to move the home).

According to the sellers, the investor had brought his mover numerous times over the last few weeks to assess the size of the home to see if it could be transported and installed on his land. Though, the investor had not come to a decision and the sellers got the feeling the investor was stalling for time.

In any case, the sellers called me (via word of mouth). So, I decided to go out and check the home.

Going in, I already knew my exit strategy (should the home fit my criteria) – I would move the home to one of my favorite parks.

(Note: Regarding moving homes, I have a deal now with my favorite parks where they pay for my moving costs if I fill a lot. At this point in my career, I receive free lot rent as well. However, it has not always been like this. In the beginning, what’s going to matter is building relationships which do take time).

Now, this particular home was already in a park. In fact, this exact park was one of the parks I had visited while learning my market - they were very open to working with me.

As far as the park is concerned, there’s nothing wrong with it from an aesthetic standpoint – it’s a very nice park. Though, what I didn’t like was that the park has a lot of inventory for their own homes which can be a conflict of interest when marketing for buyers. And, this particular park just so happened to be in the same network of parks a fellow investor worked with who had a problem with the park taking buyers away to fill their own inventory. (Yes, it does happen). In the end, it cost this fellow investor a lot of time and a lot of money. So, for me – I really didn’t want to deal with this obstacle and would rather move it to a park where I have a better working relationship. And, that’s exactly what I planned to do.

In any case, once I viewed the home – I told the sellers it was definitely a home that fit my criteria. I told them I was interested in the home and of my intention to move the home to one of my favorite parks. I went on to say that if they really wanted to sell now, we could move forward with the sale as I already had a mover lined up and knew the home would be a good fit for the new location.

(Note: Before even meeting with the sellers, I already had the park and the lot where I would move the home picked out. Over the phone, I asked the sellers the year, size and amperage of the home to make sure the lot I had in mind would be able to power the home. This is the importance of being prepared and knowing your market).

Though, the sellers told me they had been working with the other investor for weeks and had struck a deal with him first. Disappointed, I started to leave and walk away towards the front door. However, the sellers told me not to leave right now – they would call the other investor and let them know I was there with them interested in buying the home as well. And, so they did.

However, they received voicemail and left a message giving the other investor 24 hours to call back. The sellers told me if they did not hear back from the other investor by the next day or if a decision was not made yet by this investor, they would give me a call and we would have a deal.

So the next day came, and guess what? To my surprise, I received a phone call from the sellers. They told me the other investor had called them back that morning to ask for more time to assess the home and its size for the new location. However, the sellers told this investor they just didn’t want to wait anymore and would rather work with me since a decision had not been made yet. And, so – I got the deal!

Honestly, this deal happened really fast. And, I just didn’t have high hopes for it. Though I guess, there’s always surprises that come up in this business – never a dull moment, that’s for sure!

To make a long story short, we settled and closed on the home that week – it was a very smooth transaction. Now, the hard part was getting the home moved out!

Before closing on the deal, we went in to talk to the park manager to make sure the lot rent was paid up and to inform them the home was going to be taken out of the park. To my surprise, they told me that’s fine but they would need a deposit for the lot from someone (either me, the sellers or my mover) before we could move the home out of the park. And, that deposit had to be a cashier’s check or money order.

Now, this really took me by surprise. I asked the park manager why they would need another deposit as the sellers had a deposit on the lot already when they first moved in. The park manager told me that was separate and this deposit (which equals one month’s lot rent) covers the lot to make sure it is cleared of all trash and debris.

(Note: I was completely baffled with this policy as I had never heard of it before. Being in this business, I thought the initial deposit was supposed to cover situations as these. I even went so far as to ask other park managers in the area – they too had never heard of such a policy).

Now, here’s where having your team comes into play. The good thing was that my mover had worked in this park before moving homes in and out – he put up the money for the deposit so we wouldn’t have to. Great, problem solved!

So, we moved forward with the move. Here are some pics:

(Note: Though I won’t go into the details of the inside of the home as you can check out prior case studies, I may put another walk-thru video together down the road).

All in all, I spent 12k on the home including the porch and the storage shed. In no time, I found a nice family for it – I received $1500 down and it cash flows in the $500/month range for 10 years. It made for another nice and relaxing cash flow payday for many years to come.

Recently, I had an issue with one of the appliances for another deal – the refrigerator. After my cleaning crew had finished up cleaning the home, they pointed out there were some rust stains they just could not get out even with the best cleaning materials and/or a good scrub.

Upon further examination and opinions from various experts, we came to a solution – epoxy paint (mainly used for appliances). And, guess what? This definitely did the trick.

For the paint itself, I took a trip to my local hardware store and specifically asked the staff the type of paint I should be using for the project. It turns out there’s a specific kind of paint to be used on appliances themselves so you have to make sure the label says “appliance paint” or something to that effect. To my surprise, I learned there are different types of paints for different types of metals and textures which is a very detailed subject area within itself.

After locating the paint needed for the project, I took it back and tried it out. And, guess what? It worked!

(Note: This is before my cleaning crew did any cleaning to the refrigerator itself. They cleaned as much as they could but it was mainly the bottom area that had issues).

When moving mobile homes, one of the things I’ve encountered is how to move the porch. Usually, I include negotiating in the porches with all of my deals – most times it’s not a big issue.

(Note: Regarding moving homes, I have a deal now with my favorite parks where they pay for my moving costs if I fill a lot. At this point in my career, I receive free lot rent as well. However, it has not always been like this. In the beginning, what’s going to matter is building relationships which do take time).

One of the first things you’ll need to figure out is whether or not you even want the porch – both the front and the back. Usually, the front porch is bigger than the back porch which usually consists of stairs and a railing. Though, you’re going to need to know the specifications needed once at the new location – the park manager will be able to provide you with the details needed in terms of size requirements.

(Note: Before you move the home, you may want to check with the park manager of the park you’re moving the home to. In some cases, they may already have a porch or two they can give you at the park – this has happened to me a few times).

In order to determine whether or not a porch is good or not, you’ll need to check the wood. Is it sturdy? Or does it feel like it’s going to break apart? Also, check for the type of wood and dampness because if the wood is not good to begin with and there are wet spots it may not be worth it to bring the porch. If this is the case, your best bet would be to have one built at the new location.

Once you have figured this out, the next step is to decide how you want the porch moved. Basically, there are two ways to move a porch – 1) move the entire porch as one piece or 2) take it apart by disassembling it and transporting the pieces to the new location to have it re-assembled.

In my experience, I’ve done both. It’s really a matter of preference. But, I will say – it’s much harder and more time consuming to have it disassembled and re-assembled at the new location as it’s best to have the same person to do both jobs who can put it back together the way it once was. Though, I will say – it can be a bit tricky to attempt to move the porch as one piece especially if it’s a larger one.

(Note: Being in this business, I cannot stress the importance of having a good carpenter on your team – woodworking issues definitely do come up with things such as the porch, floor repair, etc).

I will share with you two situations where I’ve decided to disassemble and re-assemble the porch as well as move the entire porch as one piece. Here they are:

So there you have it – two experiences I’ve personally had of ways to move a porch.

(Note: Recently, I’ve had a lot of folks contact me asking what the difference between some of Lonnie’s as well as other mobile home investing materials out there and which one I’d recommend the most. So, I’ve decided to go ahead and start a new series of posts – book reviews).

Recently, I just finished reading this book. Now, this is one that I’ve been reading here and there but really wanted to finish it up. I’m glad I did.

Before I go into the book review, I will say this is one of those books that you really have to take your time on. It’s best to read one chapter at a time and reflect on what was covered as there seems to be a lot of material. It is a bit overwhelming with the amount of information in the book, but don’t let that scare you. The author goes into each part with extensive knowledge and experience to teach each concept.

With that being said, I will say – the author does seem to have quite a bit of experience with real estate and investing even before his journey into mobile home investing. The author’s own personal story is one that started with real estate as both an agent and eventually a broker in New York before deciding to re-locate to Florida where the bulk of his journey began in mobile home investing.

As for the book, the majority of what is covered seems to be from a real estate investing point of view where the mobile home is attached to the land. Now, there are some sections that do cover mobile home investing in parks (as personal property) without the land attached. Though the bulk of the author’s experiences in the book seems to be investing in mobile homes on land.

Regarding the material covered, I would say this is a very good and extensive book on mobile home investing in general. The book covers the basics on how you can make money investing in mobile homes with different exit strategies (i.e. flipping, renting, “Lonnie” deals, lease options, etc.) finding deals, determining values, writing offers, inspecting homes, obtaining financing and closing procedures.

While reading these sections, I found the author’s stories and experiences to be quite entertaining and even humorous. There were many times I found myself chuckling being able to relate – I found his stories to be very pleasant and interesting.

(Note: For those who have read the book, you’ll definitely know what I’m talking about. One of my favorite stories was how some of his tenants take the skirting off in the summer so their dogs could lay underneath the trailers out of the hot sun. I’ve definitely seen that at times, mostly in lower end parks and areas).

Apart from the stories and the author’s experiences, the value I saw in the book really came for me in the section on negotiating. There were a lot of stories and things mentioned that I’ve encountered that I could relate to – the author just pinpoints them here. Though, there were other stories and things I learned in this section that I had not experienced before.

To me, this section was very important as it went over the intangibles. Most real estate books go more into the objective, the “how-to,” which I believe anyone can read and learn about. But, it is the subjective which is usually not taught where experience comes in and where true success comes from.

For me personally, it has been the subjective (not the objective) that has been a direct result of my success in this business. Without the subjective, the objective is truly that – just numbers on a piece of paper. And, that is why I believe many new investors struggle as they only take the time to learn the objective without knowing the true value of being successful –  the subjective which are things that cannot be measured in quantity, only quality.

Overall, I enjoyed the book. There were many things that I already knew through experience but also other things that I learned. I think it’s a good book for mobile home investors alike, whether new or seasoned.

I hope you enjoyed reading this book review. With the high amount of requests for my opinions on these, it’s something that I’ve decided to start doing from time to time.

Recently, I had to replace a window on one of my homes. Now, the entire window didn’t need to be replaced – only the lower half. Here’s a pic:

Due to the change in weather and temperature, the window had begun to crack. And, it got to the point where it needed to be replaced. As a temporary measure, I taped it up until I found a suitable solution.

(Note: Earlier in my career as I was building my team, I had actually called a few window replacement companies to find out the process and cost of replacing a window. Now, many of these companies advised me that should a window crack – the entire window would need to be replaced (not just a single area) which would cost anywhere between $300-$800 per window depending on the size and dimensions. Quite honestly, I thought this was a very large amount for a window replacement job especially if only one small area of the window needed to be replaced).

In any case, I did some scouting around and talked to the park manager of one of my favorite parks and asked what their process was to replace windows on their park owned homes. This particular park manager told me they used to pay for the entire cost of a window replacement (which cost them hundreds of dollars) in the past even if only one small area of the window needed to be replaced.

However, their maintenance guy had actually found a small “mom and pop” company in the area who specialized in providing glass and window replacement parts (including the vinyl frames common in mobile homes needed to reinforce the windows in place). The park manager went on to tell me their maintenance guy now did all of their window replacement jobs by buying the materials from this company which usually cost anywhere between $20-$50 per window.

After our conversation, the park manager gave me the phone number and address of the company and I went there for a visit. To my surprise, they knew exactly what I was coming in for as they did a lot of business with the park.

They told me all I would need to do was to measure the size of the window so they know the dimensions of how much glass to cut. Also, I was informed that I would need to bring in a piece of the vinyl frame (which holds the window in place) so they would know if the ends where a “T” section or an “L” section. They told me most mobile homes are usually in a “T” section but it would be better to bring the original vinyl frame just to make sure. So, I did. Here’s a pic:

(Note: It’s important to save the old pieces of vinyl framing around the window as it will help with measurements and cutting with the new vinyl frame for the job).

Once I had the glass and the vinyl frame needed for the window replacement job, I was ready. Here’s a step by step guide of exactly what I did to replace the window:

First, you’re going to need a couple tools and materials for the job.

Using a screwdriver, try to pop out the screen of the window. Once you take the screen out, you’ll need to remove the vinyl frame around the window which holds and reinforces the window in place. I used a screwdriver for this as well.

(Note: At this point, it’s best to use gloves especially if the window is cracking quite a bit just in case some pieces fall out while you’re trying to pop the vinyl frame out).

Once you remove the vinyl frame around the window, carefully remove the glass as best as you can. Be careful as there may be bits and pieces of glass that come off as you work.

After the glass has been removed, get a wire brush and brush the edges of the windowsill to make sure the edges are free of glass pieces and dirt.

Once the screen, the vinyl frame around the window, and the glass has been removed – you’re ready to replace the window with the new glass and vinyl frame.

Before you proceed with the window replacement job, you’ll need to cut each piece of vinyl frame to make sure it can fit around the window. It’s best to compare each piece of the old vinyl frame with the new vinyl frame to help you with cutting. In addition, you’ll need to cut each new vinyl frame piece similarly to the cut each old vinyl frame piece has (as it was in place). Usually, it will be slanted a bit. Here’s a pic of one piece of vinyl frame to show you the cut of the edges:

Once you have all the new vinyl frame edges cut, then you’re ready to proceed. Take a glass sealant (it’s best) and place it around all of the metal edges of the window. For my purposes, I used this (which worked as well):

Here’s a pic of where I placed the glue around the edges:

After the sealant or glue has been spread around the entire metal frame of the window, then take the new glass and carefully put it in place.

(Note: It’s best to use two people at this point for accuracy).

Once the new glass has been put into the metal frame, it will stick (via the glass sealant or glue) and make sure there are no open edges.

Next, take a piece of the vinyl frame and put it in place which will reinforce the window.

Here you’ll see a piece of the new vinyl frame on the left:

Take the remaining pieces of the vinyl frame and place them all the way around the window. When measured and cut correctly, they should all fit in place.

(Note: For this part, it’s best for one person to hold the glass in place so it will not shift while another person puts the vinyl frame pieces around the window).

Once all of the pieces of the vinyl frame have been placed around the window, then take the screen and put it back into place.

And, you’re done! Here’s a pic:

Apart from the information gained from the topics and speakers covered, I’d say the real value in attending any conference is through networking and the people you meet. And, I will say – there will be real investors here with real life experiences you may want to meet and network with.

(Note: One word about the more experienced investors – you’ll usually find them to be very low key and most times in the back of the room. The most successful people I’ve met have been the most humblest and the quietest folks who usually like to do more observing than talking. When I first started out, I always wondered why. Now, since I’m more experienced – I’m also the same way!)

Whether you’re looking to gain more information and/or network with other real estate investors, this conference will have something for everyone. To say the least, you may find some folks in your area doing what you want to do. Or, perhaps you may find someone willing to help you if you’re looking for private money for your deals. Maybe even find someone to joint venture on deals with. No matter the case, this event will only help broaden your horizons.

Hi all!

Hope you’re all doing well. Been pretty busy lately managing contractors getting another one ready for the market. Plus, trying to get all my shopping done in time for the holidays — this Christmas season really came by fast this year!

In any case, I wanted to share with you the second part, the after video, of the mobile home walk-thru video series I made a few weeks back. This is a walk-thru of an actual mobile home I recently took back.
