Mobile Home 101: Mobile Home Walk-Thru

(Note: I’ve decided to start this new series, “Mobile Home 101,” to highlight some of the important aspects of mobile homes in general).

Hi all!

It’s been pretty crazy lately. All I can say is that it’s been non-stop work for the past couple of weeks. I just closed on another one this week (as mentioned in this post) so my plate has been pretty full.

This one is a bit of a monster, a 4 bedroom which is really rare (like this one). Here’s a pic:

Besides work, I want to share with you all the Honorable Mention I received for the search for the Top 10 Real Estate Investing Blogs of 2011. Some of my blogging pals including Shae, Matt, Patrick and Julie made the list. Congrats! ๐Ÿ™‚

Speaking of my blogging pals, I have to personally thank them all for their continued support for the blog. I am overwhelmed at the amount of interest coming from some of their readers for this small little investing niche. I remember when this blog was still beginning and had a fairly small audience. But, now it has grown as a result of their support. Thanks guys and gals!!

Before I get to the main highlight of this post, I want to offer some words of encouragement and inspiration. So many times, I’ve been approached by others who have told me they have worked so hard and just can’t seem to make things work and/or find any deals. And, I’ve touched on this very issue in many of my videos.

All I can say is that you just need to find something that you enjoy doing. I’ve said this before, don’t get into this for the money or for because others say you should. That is why the focus of this blog is not to convince others to invest in mobile homes but merely to share my stories and adventures investing in mobile homes.

Everyone has a different path, different experiences and ultimately – a different story. Don’t try to do what everyone else is doing. Create your own story and find your own path. That is exactly what I did with mobile home investing. And, here I am.

On that note, I’d like to share with you a video that I found very inspiring. Here it is:

And, now for the main feature of this post. As a special treat (especially for my pals Matt, Shae, and Julie who are frequent visitors), I decided to put together a little video for you all on an actual mobile home walk-thru (on this deal).

        Oh my goodness about my work load…it’s been insane. One of the park managers told me I look like I’m going to lose my mind!! Seriously.

        Been having some major issues with contractors lately. Almost lost it over the weekend over a porch that was supposed to be dismantled and moved out of one of the parks. Had to call my backup guy, finally got it done though!! Soooo challenging to find good, honest and reliable people..ack!!

        p.s. Sure thing about the shout out, congrats on making the Top 10!! I really enjoy your blog – it’s one of the best out there! ๐Ÿ™‚

    Really enjoying discovering your blog.. I live in alabama so there are plenty of mobile homes down here.. I have a single family rental, but i think mobile homes might be the way to go on my next couple of rentals I pick up..Do you have any tips when analyzing your mobile home deals such as age range, bed/bath, sqftage, locations, rent income?

    • Thanks Joey, it’s nice to meet you! I’m glad you have enjoyed what you have seen here so far.

      Regarding tips and getting started, I would say it’s best to work areas (as well as homes) that you feel comfortable with. For me personally, I feel most comfortable working at the higher end of the spectrum (versus the lower end). To be successful and enjoy what you do, I think it’s best do what works for you and what makes you feel the most comfortable.
