Terminology Tuesday (Tricks of the Trade) – How to Repair a Ceiling Fan

(Note: I think it’s important to know the terminology and words used when learning any new business including mobile home investing. I came up with ‘Terminology Tuesday’ as a way to go over the terminology used in the mobile home business. It’s important to know the terminology when talking to people in the business so you’re all on the same page).

**** Tricks of the Trade is a new series I have started that will be included with “Terminology Tuesday” posts. The goal of this series is to share with you the “tricks of the trade” I have learned in the mobile home business.

If you’ve been reading my newsletter, you’ll know I’ve been fixing up a few mobile homes. Well, this one I’m almost done with recently had the flooring replaced. But guess what I found once the flooring had all been put in?

(Note: If you’re not subscribed, be sure to grab a copy of my FREE book. I write more about my adventures in real estate investing along with extra tips in my newsletter that I don’t always include on this blog. Thanks for reading!)

Here’s a pic:

See anything wrong?

Yes, one of the ceiling fan blades is missing. But where can it be? Let’s take a closer look.

Upon closer inspection, you’ll see the ceiling fan blade arm is broken and the ceiling fan blade is missing. So where did it go?

Right here on the kitchen counter:

Let’s look at the damage done:

Turning over the ceiling fan blade, here’s what I found:

So I could remove the broken ceiling fan blade arm from the ceiling fan blade by unscrewing the screws and replacing it with a new ceiling fan blade arm. No need to buy a new ceiling fan blade. I could just use the old one.

All I’d need to do is buy a new ceiling fan blade arm (which comes in 5 packs). This would save me the cost of buying a new ceiling fan and paying an electrician to do the job. All I needed was the new part and a screwdriver!

So I ordered a new ceiling fan blade arm for the ceiling fan model I had. And here’s what I did:

First, I removed the broken ceiling fan blade arm from the ceiling fan using a screwdriver:

Next, I unscrewed the broken ceiling fan blade arm from the ceiling fan blade using a screwdriver:

Then, I screwed on the new ceiling fan blade arm to the old ceiling fan blade using a screwdriver:

New ceiling fan blade arm screwed on to old ceiling fan blade

Finally, I screwed the new ceiling fan blade arm with the old ceiling fan blade back on to the ceiling fan using a screwdriver:

And tested the ceiling fan out!

Regarding the damage done, I talked with the owner of the flooring company. He agreed to have me take out what I paid for the parts and my labor out of the total bill for the job. He left it up to me to determine the total price. I just went with what my handyman would have charged for the job.

Though, he did inform me his flooring guys did tell him right away about the damage done. I told him, “No worries.” Accidents happen. 🙂
