Terminology Tuesday (Tricks of the Trade) – Repairing a Shingle Roof

(Note: I think it’s important to know the terminology and words used when learning any new business including mobile home investing. I came up with ‘Terminology Tuesday’ as a way to go over the terminology used in the mobile home business. It’s important to know the terminology when talking to people in the business so you’re all on the same page).

**** Tricks of the Trade is a new series I have started that will be included with “Terminology Tuesday” posts. The goal of this series is to share with you the “tricks of the trade” I have learned in the mobile home business.

Over the years, one of the repairs I’ve had to do has been roof repair specifically to shingle type roofs. Like anything else, this is basic home maintenance. And, if not take care of it can make the situation worse.

When dealing with roof repair issues, I’ve found most contractors don’t specifically deal with mobile homes. Though there are a few, they are far and in between. So, sometimes this involves bringing in an experienced handyman familiar with this kind of work.

(Note: This is why it’s so important to have a strong team. They will be able to help you when you need it the most!)

In many cases, I’ve had to replace worn out shingles from weather issues and debris (i.e. trees, hail, etc). When calling and getting estimates, many contractors will recommend replacing the entire roof. This is why it’s important to get multiple opinions.

In my experience, I’ve found that getting more opinions equals getting closer to the problem and what really needs to be done. If one person says one thing yet another says something else, then it’s my job to look at the evidence (i.e. pics, explanation, etc.) and make a determination. This is exactly what happened on my first deal — the learning experience is priceless.

Here are some issues that have come up in the past when it comes to shingle roof repair:

All in all, these are all issues that have come up. Through the years, I find the same issues come up over and over again. So it does not surprise me when I find there may be problems with the roof area. The key (and the hard part!) is knowing how to tackle these problems and resolve the situation.
