Update: Rat House, Podcast, and New Project

Happy Friday! So, it’s time for a new update. And I’ve got lots of news to share with you. Here goes!

I’m continuing to work on the “rat house,” the new course I mentioned in the last couple of updates, and the podcast. Plus, I’m excited to tell you about my latest project. Which is finally live, hooray!!

Rat House

In the last update, I talked about the “rat house” and the drywall work involved in fixing it up. Now, I’m on to the next stage: remodeling the master bathroom.

So, I need to remodel the entire master bathroom because the people who lived there before did their own remodeling work. Though, they didn’t do it right.

I’m tell you, this house is a nightmare. And, I’ve never encountered this before in all of my years as a mobile home investor.

People that I’ve put into these homes have done things to them such as painting or putting in new flooring above the subfloor, which is fine and allowable. But never this: removing major fixtures and installing in their own ones. Even when it says in my contracts not do so.

But, I take it as part of the job investing in mobile homes. So, I just have to get the work done. And move on.

Demo Work

Basically, I’ve got to start over. Since the “updates” were not done right, this has caused damage to the drywall and the flooring underneath.

Having the toilet sit above multiple layers of flooring is called a “floating toilet.” This means that the toilet is not directly sitting on top of a wax ring which means water could be leaking into the existing floor which is the reason why the toilet looks like it’s sinking.

Plus, the shower was not installed properly. There are cracks in the tile and below in the shower pan and drain which means water is seeping through. Not a good thing.

So, everything needs to be redone. My plumber and his crew have done the demo work so far which means removing everything and starting from scratch. Here are pics:

Film Project

Film Project

Aside from fixing up mobile homes, I’m consulting on a new movie for a film project. Since it’s still in the beginning stages of development, I can’t say much about the movie.

Though, I will say I’ve been asked to consult on the project with regards to production, the logistics, and the overall story of the film which involves the mobile home industry. I’m in regular touch with the director and the producer, so I should have more updates as the movie progresses.

Course Update

As for the new course I’m working on, it’s coming along. It’s taking more time than I thought it would as I’m doing some heavy research. I think it’s going to be pretty thorough and helpful for mobile home investors.

I was planning to release it sometime in early winter next year. So, we’ll see. Will keep you updated on things!

Lastly, I want to talk to you about my new project. In the last update, I wasn’t able to share it with you just yet. Though, now it’s LIVE and ready to go.

If you’ve been following me for a while and you’ve been reading the blog, you’ll know that I’ve kept journals and notebooks with me throughout my mobile home investing career.

Funny that even though we have technology such as computers and smartphones to input data, we still write things down. To this day, I still use journals and notebooks in my mobile home investing business. As well as in my personal life.

With that being said, I’m working on a new project where I’ll be offering journals, notebooks, planners, and other types of books specifically for mobile home investors and real estate investors. And, I’ve got my first few up on Amazon if you’d like to check it out.

Wrapping It Up

That’s about it for now. As you can see, I’ve got multiple projects that I’m working on.
