Update: Rat House, Podcast, and Other News

So, I’ve got another update for you. With summer over, fall is in the air. And let me tell you, this is my favorite time of the year. Especially for my mobile home investing business!

I’ve continued work on the “rat house,” doing the podcast, and working on the new course I’ve mentioned in the past few weeks. So here goes!

Rat House

In my last update, I told you about the fix-up work I’m doing on the “rat house.” Well, the saga continues. And I’m continuing to fix up the home…in stages. The latest has been the flooring work to the damaged subfloor of the mobile home.

Subfloor Repair Work

Due to the rats chewing through some of the piping in the utility room, I’ve had to do some fix-up work to the subfloor there as well as the master bedroom which is adjacent to it. So, I brought in my handyman contractor who started working on it this month and fixed it up. Here are pictures:

So for the subfloor repair work, I had my handyman contractor repair the damaged subfloor in both the utility room and master bedroom (per the pics above). Though, we had to remove the laminate planks above the subfloor in the utility room and the hallway.

This way, we could see the damaged area in the utility room. Also, the removal of the laminate planks in the hallway was necessary to make the floor even when I’m ready to lay new flooring on top of the subfloor.

Now, I wasn’t quite sure how much labor this would take as it looks like some of the parts were glued on. I saw traces of rubber cement throughout the home which is definitely the wrong material. Though, my handyman contractor was able to do a test removal in the hallway. He noticed the planks were actually screwed in. So, he didn’t have an issue removing them for either the hallway or the utility room. Guess I got lucky on that one!

All in all, it turned out great. Now, I just need to get started on the drywall repair work. Will keep you updated on my progress!
