Update: Podcast, Rat House, and Coursework

So I wanted to take a moment to write up this post and give you an update on everything. It’s been a busy summer to say the least!

My time has been spent between running my mobile home investing business, doing the podcast, and working on a new course which I’ll talk about here. So here goes!

Business Update

If you’re a reader and subscriber of my newsletter, you’ll know that I’ve been dealing with what I call the “rat house.” I won’t get into too much detail here about what I’ve been going through. But I will say, this has never happened to me in all of my experiences as a mobile home investor.

I will admit, I just put the wrong people in the home. And it was just bad luck that this happened. Unfortunately, it’s all a part of being in this business. Or any business for that matter. You’re going to have winners. And you’re going to have losers. But your hope is that you have more winners than losers.

In any case, I finally fixed the electrical issues in the home. Had a few ridiculous estimates from other electrical contractors before deciding on someone to work with. I finally went with an electrician I’ve used in the past. And here’s what he found:

So here’s the wall in the kitchen with no power at all. I tested all of the other electrical outlets in the home using this tool. And they all seemed to be working with the exception of the GFCI outlet in the guest bathroom.

(Note: When checking the power on the electrical outlets, you’ll have to use a separate tool to check the GFCI outlets compared to the regular outlets in the home.)

After a bit of troubleshooting and diagnosing, the electrician finally found out the source of the lost power. Apparently, one of the rats chewed through the wires in this electrical outlet which he had to move because it was inaccessible:

So he ended up fixing the issue. And all of the other electrical issues in the home. For a fraction of the cost of the other estimates I received from other contractors.

In any case, these residents really did a number on this home. I won’t get into what’s involved here. But here’s what I’m working with just on the kitchen remodel:

Basically, they ripped out walls and removed cabinets. And they put their own cabinets in. If you saw the original cabinets, you’d think they were better looking and in better condition than these ones.

Plus, they added in the pantry area you see in the picture above. There was an island in the middle of the kitchen where the stove sat. And they removed that too. Gas lines were relocated near the sink where the stove was relocated.

And don’t get me started on the master bathroom. Let’s just say I have to remodel the entire thing. They did their own remodeling which wasn’t done right. So, I have to redo all the work they did.

The place is a mess so that’s what I’ve been dealing with lately.

Podcast Update

As for the podcast, it’s been doing really well. Especially since I just launched it in June. People have been downloading it. And I’ve received a lot of positive feedback about it.

Coursework Update

As for my courses, I’ve updated my current course to include LIVE group coaching calls which I’ll be doing quarterly as time permits. It’s been great getting to know everyone in the private forum and helping others with their questions.
