Terminology Tuesday – Foam Sealant
(Note: I think it’s important to know the terminology and words used when learning any new business including mobile home investing. I came up with ‘Terminology Tuesday’ as a way to go over the terminology used in the mobile home business. It’s important to know the terminology when talking to people in the business so you’re all on the same page).
Many times when I inspect mobile homes, I see foam sealant used around the home to fill in small gaps around the door, the plumbing (i.e. around the pipes), etc. It’s a very common item used among homeowners to seal gaps throughout the home.
When I first saw this, it kind of alarmed me – sometimes it just doesen’t look appealing. Though, time after time – I’ve seen it used. But, yes – be sure when you go to inspect mobile homes the seller is being truthful with you regarding sealing the specific area. There have been times where I’ve seen this done to cover up defects in the home.
(Note: Regarding inspecting mobile homes, what’s more important to me is that I can trust the seller and they are being truthful. So, I actually put more attention towards the seller when going to inspect to make sure I can trust them. If I can, then usually they tell me the issues up front and it helps me to gauge the overall condition of the home. But, if I cannot trust them – it’s harder to measure. For the record, I don’t buy homes from people I cannot trust no matter how good the deal seems to be – it’s just not the way I do business. If I can’t trust the person selling the home, then I do not pursue the home).
