Course Review: Land Investing Class (LandFlippers)

By owning both the mobile home and the land where it sits, I have more control over my own business. Sure, working in mobile home parks and doing “Lonnie deals” has been great: a good experience overall.

Though, there’s always the possibility I may lose control since I do not own the land underneath the mobile homes. This is where buying land comes in.

Researching Land Buying Options

In my quest to research land buying options, I stumbled upon this book. It was very well written and I learned a lot about the process of buying land, even for an experienced investor like myself.

So I contacted the author to let him know how much I enjoyed the book. He thanked me. And then told me about his land investing course. Asked if I’d be interested in checking it out. I agreed. And let me tell you, I was impressed.

Why Land?

So you may be asking yourself, “Why land? Why not just buy mobile home parks? What’s the difference?”

There’s nothing wrong with buying a mobile home park. But as I’ve said in the past, there’s just too much competition and hype about them right now.

Many people are buying them and flipping them. To other investors. Unsuspected investors who are new to the game. And you know what’s going to happen?

Eventually these people will lose money. And we’ll see another transfer of wealth.

My honest opinion is that the market is just too crazy right now. There’s a lot of hype about mobile home parks. Sure, you may be able to find a deal. If you can find one off market.

But there’s just a lot of competition to buy mobile home parks. And people are willing to pay a premium for them.

Buying Land Can Help Your Mobile Home Investing Business

As a land buyer, you set yourself apart from everyone else looking to buy a mobile home park. So who will be your competition? Developers and homeowners.

But guess what? You’re going to buy land at that sweet spot. Right in the middle. Too low for a developer but too much for a homeowner. And that’s where the niche of buying land comes in.

If you think about it, how many real estate investors do you actually know who buy land, subdivide, and sell it? Especially with mobile homes sitting on top of it. Not many. See why I’m so interested in this niche? 🙂

Learning to master the skill of buying land, subdividing and selling it with mobile homes can truly make you a specialist in your local area. And by being a specialist, your service will be in demand.

But first you must learn the skills. This is where the course comes in.

What I Like About the Course

  • Similar Business and Management Style

If you’re a regular reader of this blog and my books, you’ll know that I have a certain style and way of doing things when it comes to running a business.

Like the author, I too do not like coming in as an “investor” when talking to sellers. Instead, I came off as just a regular person looking for a piece of property to buy. It’s an easy-going approach that makes everyone feel comfortable.

Aside from keeping everyone at ease, the author also prefers to invest locally just like me. This way you will be in the know with the highs and lows of the market: your market.

You can also keep a close eye on your properties. And build a strong network by having a local presence. Nothing beats face-to-face contact. In person.

  • Informative and Easy to Follow

The author (E.B. Farmer) keeps things simple and easy to follow. Each module is packed with information on each topic (as mentioned in the video above).

I really like the author’s teaching style. It’s almost as if you’re sitting there having a conversation. Lots of good information with a lot of detail.

Also, I like how the author ties in buying land and working with mobile homes (his family’s main business). Not only do they sell the land. But they also work with mobile home dealerships and/or other buyers interested in buying both the home and the land.

The author talks about how his family works with mobile home dealerships to sell land to the dealerships themselves (who turn around and sell land/home packages to their buyers) and get cashed out. He also talks about the option of selling land (either cash or owner finance) to prospective mobile home buyers who purchase homes from the dealerships.

It’s kind of like a partnership. If you have land (since you know how to find it) and the mobile home dealerships have homes, they’ll need to find someone to work with where they can place the homes on (aka land) for their customers (aka mobile home buyers). It’s a win/win situation.

Even if you’re looking to buy and hold land (but not sell it), this is a really good course on land investing. There’s so much information (as mentioned in the video above) covered. I was really impressed by the author’s degree of experience, information and professionalism presented in the course.

  • Support and Resources Available

Apart from the information included in the course, the author offers a support group and makes resources available.

There’s a private online forum and Facebook group dedicated to answering questions and networking with others who have taken the course. Also, the author makes himself available to students (via email support) for questions and to get input on potential deals and opportunities.

(Note: If you’ve taken a course or class in the past, you may notice a lot of real estate gurus rarely make themselves available to their students. Usually, this function is handled by other instructors and/or customer service representatives.)

Aside from the support, there’s also a ton of resources available. The author includes all of the tools he personally uses in the land investing business. You’ll also find tutorials in the course on how he uses these tools and how they can help you when first starting out.

What You’ll Actually Learn

Apart from what is mentioned in the video above, you’ll learn how to combine investing in land with mobile homes. You’ll learn how to work directly with mobile home dealerships to help their customers (aka mobile home buyers) in a variety of different ways.

As a mobile home investor, you have many options. With other real estate investing niches, most investors are limited to what they can do. I mean, can you actually move a single-family home? A commercial real estate building? A strip center? You get the point. Probably not.

But you can move mobile homes. And this is beneficial.

Most mobile home investors who buy in parks and/or buy mobile home parks themselves do not know the exact process of moving mobile homes. They’d rather not do it. Or have someone else do it for them.

So if you know this skill, it gives you an advantage. I’ll admit, it was pretty scary to move my first mobile home. Though once I did it a few times, it became easier. Eventually I learned. Just like riding a bike.

More importantly, being able to own the land where your mobile homes sit give you more control as a real estate investor. This is something I’ve been thinking about and mentioning to regular subscribers in my newsletter.

Sure, buying homes in mobile home parks can be profitable. But there’s always a chance you can lose control. Especially if you do not own the land where your mobile homes sit. Buying and owning land is the next step.
