Update: Podcast, Course, and New Project
Happy Friday! So, it’s that time again. Here’s a new update on what I’ve been up to lately!
Well, the work continues on the “rat house.” And let me tell you, it’s a work in progress! Other than that, the podcast is doing great. I’m also continuing work on the new course I’ve mentioned in prior updates. And my new project is picking up steam. Hooray!!
Rat House
As for the “rat house,” I’m working on the kitchen right now to install and replace the cabinets and the countertops. Unfortunately, due to COVID-19 the supply chain has slowed down.
My cabinet guy told me it would be at least 10-15 days to get the new cabinets in. So, right now I’m trying to work on other items to fix up the house. Here’s what the kitchen looks like right now (it’s a mess!):
Dog Poop Problem
Other than that, I have a major dog poop problem in the yard. Unfortunately, one of the neighbors (I don’t know who!) has been taking their dog(s) to my yard and the next door neighbor’s yard. Unfortunately, they have not been picking up after their dog(s)…ever.
So, this has made a big mess. And dog poop problem.
The funny thing is they only take their dog(s) to the front porch side of my mobile home and the neighbor’s side on the left. Not on the right side. I’m thinking it’s because the neighbors on the right of my home are usually outside talking and sitting on their patio furniture. Go figure!
I did call the park manager. She told me to watch out and let her know if I see anyone “caught in the act.” I was advised to put more signs out in the yard and to have my contractors be on the look out. That’s about all I can do for now.
So, I’ve had to take care of this myself (yuck!) as it’s an ongoing issue. Until I get the home sold and filled. Here’s my gear for the clean up if you’d like to take a look:
When I have some time, I’ll make a post with a step-by-step guide on what works for me and how I did the clean up. So, stay tuned! 🙂
(Note: I looked into some companies who performed this service around town. Though, since it’s an ongoing issue and I’m there at the home managing contractors I just decided to do it myself. Mice Issue
Aside from the dog poop problem, I may have a mice issue in the house. (Again?) Yes, I kid you not. Here’s how I found out about it:
Basically, my handyman contractor noticed a small amount of mouse waste underneath the kitchen sink. And they looked recent.
A few days ago, I was in the house getting an estimate from a make-ready company and a large, black cat ran past the contractor from one side of the house towards the other side of the house where I am remodeling the master bathroom.
Unfortunately, the access panel to the shower/tub was left open as I had my plumber working in there. The cat bolted through the access panel and underneath the home. So, I opened up the skirting. After the contractor left, I drove around the park for awhile hoping the cat would leave through the skirting.
Once I got back to the house, I looked underneath. And saw no sign of the cat. I was hoping it had left.
In any case, this may explain why there is possibly a mouse in the house. So, I put out some mouse traps with bait (peanut butter, their favorite!):
The next day, I had to meet with a painting contractor for an estimate. And I was afraid of what I’d find: more mice! To my surprise, the mouse traps were still in the same position. And there was no sign of a mouse. So maybe, the cat caught the mouse!
I’m going to continue to put out mouse traps and monitor things in the house. Will keep you updated. I’ll do a write-up when I have some time on my mouse traps and how exactly to catch these rodents if you have this problem in the future. So stay tuned!

Podcast
Other than that, I’m continuing with the podcast. And let me tell you, it’s been great!

I had a great time at the event which was virtual. Though I didn’t win, I feel honored just to have been nominated. And now I can add the nomination to my podcast resume. 😉

Course Update
As for the new course, I’m still working on it. I’m planning to have it out sometime this spring (cross your fingers!). As for the focus of the course, it’s on a much needed topic on mobile home investing. So stay tuned!
